We rent our unit. Do we call you, the landlord or the agent?
For anything electrical that is part of the property, a dead power point, a tripping circuit, a failing hot water service, the repair is the owner's responsibility, so the call goes to your property manager or landlord, and they engage us. Where it helps, we can speak to the agent directly with what we found and what it will take to fix, which usually shortens the approval loop. If something looks dangerous, sparking, burning smells, a hot switchboard, report it immediately and stay clear; that jumps every queue.
Our walk-up block was built in the sixties. What wears out first?
The shared infrastructure, usually. Unit interiors get renovated one kitchen at a time, but the mains, the risers, the meter room and the common area wiring are original in many Lane Cove blocks, and sixty years is a full working life. The tells are common lights failing in groups, fuses in the meter room rather than breakers, and boards with no room for anything new. That renewal is an owners corporation project, and we quote and stage it so residents keep power throughout.
Our house is 1950s brick. Should we be worried about the wiring?
Not worried, but curious. Mid-century houses here often carry a mix of eras: some original rubber or cotton-insulated cable, some seventies and eighties additions, and sometimes lighting circuits with no earth at all. The switchboard is the quickest honest witness: ceramic fuses and no test buttons mean the protection predates the people living under it. The safety switch trips after wet weather. We back onto the reserve. Related?
Almost certainly. Blocks that run down toward the bush and the river hold moisture longer, and the first thing damp finds is the outdoor electrical: garden lights whose seals have aged, an external power point, a shed feed, a pool or pond circuit. The switch is doing its job. We test circuit by circuit until we find the one leaking to earth, fix the cause, and put outdoor runs on their own protection so a wet garden cannot darken the house.
Do you work on the shops and cafes in the village?
Yes, and we schedule the way hospitality needs: before trade, after close, or on the closed day, so the doors open on time. Fit-out wiring, equipment circuits, lighting, data to the register, exhaust fans, and test and tag records for the lease and the insurer. The village and the Canopy precinct keep a steady list of small businesses trading, and keeping them trading is the point of how we plan the work.
We are putting in a pool. What is the electrical side?
More than most people expect, and all of it worth doing properly. Pool and spa equipment needs its own circuits with safety switch protection, everything conductive around the water gets bonded, and lighting and pumps have strict rules about zones and distances. On Lane Cove blocks the run from the board to the pool shed is often long, so cable is sized for the distance too. Does putting solar on the roof change the switchboard?
Usually, yes. Solar needs the board to accept a generation circuit and the right protection, and many older Lane Cove boards need an upgrade before an installer can connect anything. Our part is the wiring side: bringing the board current, making space and capacity, and leaving the installation ready so the solar company's work is plug in rather than rebuild. The suburb's own square has a solar arbour; houses here generally need their boards brought up to date before they can follow it.
