A ceiling fan weighs four to nine kilos. The manufacturer wants the ceiling to hold thirty-five to forty-five. That gap is the entire job, and it is why a fan does not simply go where your light is now.

A light point is not a fan mount

Open any Australian ceiling fan manual and the same instruction appears before anything electrical: the structure has to support 35 to 45 kg, and at least 30 mm of the fixing screw has to be threaded into it. The fan you just bought weighs somewhere between 4 and 9 kg. Nobody has made a mistake with the arithmetic. That five to tenfold margin is deliberate, because a ceiling fan is not a static weight hanging off a hook. It is a rotating mass that vibrates for years, and vibration works fixings loose in a way that dead weight never does.

A ceiling rose cannot do that job. Under the Wiring Rules it is a connecting device for a light fitting, and it was never designed as a structural support. Plasterboard is worse: no cavity anchor made for plasterboard is rated for a dynamic load of this kind, and the failure is slow rather than sudden, which is precisely why it goes unnoticed. The fan develops a wobble, somebody decides it is unbalanced blades, and the actual problem is the ceiling.

So the real work is above the plaster and invisible once the canopy goes on: find a joist and fix into it, or install a batten or purpose-made brace spanning between joists where the fan has to sit somewhere a joist does not. It is not difficult and it is not slow. It is simply the part a handyman skips, because from below the finished job looks identical either way.

Worth being straight about the limits of the rule here. There is no Australian Standard that specifies the bracket. What exists is the manufacturer's stated load requirement in the manual, and a legal obligation to install to those instructions. That is a weaker-sounding basis than a clause number, and it is the truth, which is more than most pages on this subject will give you.

Sizing

Sydney has an actual sizing table, and it is stricter than the shop chart

Sydney sits in climate zone 5. The National Construction Code sets a minimum fan size by room floor area, and from 25 square metres it stops making the fan bigger and starts adding a second one.

What it means: rooms and fans are drawn to the same scale, which is the point. A fan looks large in a showroom and small in a living room, and the reason the Code switches to two fans at 25 square metres is that one fan, however big, only moves air where it is. Compare this with the chart in most shops, which puts a single 1420 mm fan over anything from 20 to 36 square metres. For a 30 square metre lounge in Sydney the Code wants two 1400 mm fans. That is not a small difference, and it is decided before you buy, not after.

Some care with what that table actually binds. Part 13.5 of the Housing Provisions sits inside the deemed-to-satisfy energy efficiency pathway, so it applies to new houses built down that route rather than to every fan ever fitted. Nobody is going to make you retrofit. But it is the only sizing table in Australia with a regulator behind it, and as a starting point for an existing home it beats a retailer's chart, which exists to sell whatever is in stock.

One currency note, since this changes: New South Wales deferred the 2025 edition of the Code to 1 May 2027, so NCC 2022 is the edition that applies here at the moment.

Shape matters as much as area. Building science research puts the useful rules simply: the fan diameter should land somewhere between a fifth and two fifths of the room's characteristic width, a single centred fan covers a room up to about one and a half times as long as it is wide, and where two fans are used their centres should be more than 1.7 times the fan diameter apart. Push past those and you get a room with a windy patch and a still patch, which is the complaint we are most often called back to fix on somebody else's install.

Two things worth knowing before you choose between models at the same size. The first is that blade count is mostly styling. Airflow comes from diameter, blade pitch and the motor, and extra blades add weight and drag, which can cost efficiency rather than buy it. Research puts the ideal pitch for a residential fan at about 8 to 10 degrees while manufacturers commonly build 12 to 15, so a well designed two or three blade fan regularly matches a cheap five blade one.

The second is counterintuitive and genuinely useful. A ceiling fan is roughly twice as efficient at its lowest speed as at its highest, measured as air moved per watt. The practical consequence is that a larger fan turning slowly beats a smaller fan working hard, on noise as well as on power. If you are torn between two sizes, the bigger one run gently is almost always the better result.

What it does

A fan cools people, not rooms

This sounds like a technicality. It changes how you use one, and it is the whole reason the running cost comparison below is not a fair fight.

The Australian Government's YourHome puts it plainly: fans do not cool the air or reduce humidity, they provide air movement which helps us feel cool. Moving air lifts heat off your skin by convection and speeds up evaporation. The thermometer on the wall does not move at all. A fan running in an empty room is doing nothing whatsoever except adding a few watts of motor heat, which is the single easiest saving in this entire subject and the one nobody mentions because there is nothing to sell in it.

The size of the effect is worth knowing precisely. YourHome puts typical residential fan airflow at about the same comfort improvement as dropping the temperature 3°C. Building science measurements put it at around 2°C at a modest half metre per second of air movement. A University of Sydney study published in The Lancet Planetary Health in 2022 modelled it nationally and found fans raised the indoor temperature people found comfortable by 3 to 4°C.

Turn that into money and it stops being abstract. YourHome recommends 25 to 27°C on the thermostat in summer, and notes that every extra degree of cooling adds roughly 5 to 10 per cent to the energy used. Running fans lets you sit at the top of that range instead of the bottom while feeling the same, which is worth somewhere around 15 to 30 per cent of your cooling load. The fan is not competing with the air conditioner. It is what lets you run the air conditioner lazily.

One honest limit. Once the air is hotter than your skin, roughly 35°C, moving it over you adds heat instead of removing it, and some health guidance advises against relying on a fan at that point. On a genuine Sydney heatwave day a fan is a comfort device, not a cooling system, and it is not a substitute for somewhere cool to be.

AC or DC

What the motor choice actually costs you

Two current fans of almost the same sweep, and the gap between them is larger than the marketing suggests.

A 1300 mm AC fan on the market draws 65 W at top speed and moves about 15,000 cubic metres of air an hour. A 1320 mm DC fan draws 19.5 W and moves about 15,600. Same air, less than a third of the power, and on its lowest setting the DC fan drops to around 2 W, which is less than a phone charger. YourHome states the saving more conservatively at about half, industry sources claim up to 70 per cent, and the honest answer is that it depends which two fans you put side by side. Somewhere in that range is real.

DC also brings six to nine speeds instead of three, quieter running and a longer motor life. The trade is control: DC fans come with a remote and generally have to stay on one, which we come back to below.

Costs are worked at Sydney rates, which sit around 33 to 36 cents a kilowatt hour depending on your plan. The firm anchor is the Australian Energy Regulator's default market offer for the Ausgrid area, which covers the North Shore: $1,899 a year for the 2026 to 2027 period from 1 July 2026, down about 3.4 per cent on the year before. Split system draws are typical figures rather than a measurement of your unit.

Read the table for what it is. A fan and an air conditioner do different jobs, and the fan cannot dehumidify or cool an empty room. What the numbers show is that leaving a fan on costs so little it barely registers, so the sensible pattern is fans first, air conditioning second and set warmer.

One thing worth knowing before you compare boxes in a shop: ceiling fans carry no energy rating label in Australia and are not covered by minimum efficiency standards. Only air conditioners are. Every airflow and wattage number printed on a fan carton is the manufacturer's own, tested however they chose, with no Australian regime auditing it. Comparing two brands on their own claims is not the comparison it appears to be.

Where it goes

Four positions that need deciding before you buy

Each of these rules a lot of models out, and finding that out after delivery is an expensive way to learn it.

Bathrooms and over a bath

The Wiring Rules divide a bathroom into zones around the bath and shower, and what may be installed in each is set by clause 6.2.4 rather than by preference. A fan over a bath in a typical 2.4 m Sydney bathroom is very likely to fall inside a zone, which puts a minimum IP rating on the appliance and makes the 2.1 m blade height above the bath rim hard to achieve at all.

It is worth measuring rather than assuming. The zone layout and what it governs is set out in more detail on our bathroom heater page, and where the real need is moving damp air out of the room rather than stirring it around, that is an exhaust fan question instead.

Alfresco, verandah and pergola

Outdoors the number that matters is the IP rating. Damp rated and wet rated are American listings with no legal meaning in Australia, and they get repeated on Australian websites as though they were standards. Ask for the IP figure instead: broadly IP44 for a genuinely sheltered alfresco with walls on two sides, IP66 where weather actually reaches it or where it will get hosed down.

The clearance catches more people than the rating does. Manufacturers commonly ask for around 1.5 m from the blade tip to the edge of the roof, which quietly rules out a narrow pergola or a fan hung near the open side of a patio.

Raked and high ceilings

A raked ceiling needs a downrod long enough to bring the blades down to a sensible height and a canopy that will articulate to the pitch. The maximum mounting angle is set by the model, not by the installer, and it varies enormously: some common fans stop at 18 degrees while others manage close to twice that. A fan bought for a cathedral ceiling that will not sit level on it is simply the wrong fan.

Height is also where a fan actually starts earning its keep, because warm air pools at the apex. That is the one situation where reverse mode in winter genuinely does something, which is not true of a flat 2.4 m ceiling.

Harbourside and coastal

Australia classifies atmospheric corrosivity in bands from C1 up to CX, and the distinction that matters on the North Shore is between breaking surf and sheltered bay water. At the same distance from the water, a sheltered harbour position is roughly a category less aggressive than an ocean frontage. A Cremorne Point balcony and a Collaroy balcony are not the same problem, and you often do not need the most expensive marine specification on the harbour.

Where salt is a factor, plastic and polymer blades are immune to it and often the smartest choice, timber is the worst, and powder coating protects only until something chips it. Within about five kilometres of surf, exposed stainless should be grade 316 rather than 304, and that includes the screws: a marine grade fan on ordinary fixings still stains and still fails. Rinsing helps more than people expect. The rule of thumb from the stainless steel industry is to wash it whenever you would wash a window.

Common mistakes

Four things we end up explaining on the doorstep

The first one is the most common phone call we get, and the answer is in the ceiling rather than in the fan.

"I want one switch for the fan and one for the light"

Your existing light point almost certainly has one switch drop carrying one switched active. That is enough to turn a fan and light on together, and not enough to control them separately.

Three ways out: use a remote and change no wiring, run a new cable down the wall for a second switch, or accept combined switching. Decide before the fan is bought, because a DC fan will not take a wall speed controller anyway.

"The fan makes the downlights strobe"

A real and measured effect, not fussiness. A fan turning at around 130 rpm chops a light source at roughly 6.6 Hz, inside the band people find most uncomfortable, and research in 2020 found it measurably reduced concentration.

Opaque blades were far worse than transparent ones. Moving the fan away from the light does not reliably fix it either, because you still see a blade cross the light from where you sit. It is a design problem, solved before installation.

"More blades means more air"

It does not. Diameter, blade pitch and motor quality decide airflow. Additional blades add weight and drag, and can cost efficiency rather than buy it.

Five blades sell well because they look substantial hanging in a showroom. If you want more air, buy more diameter and run it slower.

"Winter mode will cut my heating bill"

Reverse mode mixes warm air down from the ceiling, and it only helps where warm air has actually pooled up there. Measurements put a reversed fan at roughly 30 to 70 per cent of the air movement it manages forwards.

On a raked or double height ceiling that is worth having. On a standard 2.4 m ceiling there is very little stratification to recover. Anyone quoting you a percentage saving on a normal room is guessing.

The install

What we do on the day

We start above the ceiling, not below it. Where the joists sit decides where the fan can go, and it is better to know that before anybody has been promised a position. If the spot you want has no joist over it, a batten or brace goes in between the joists, and if there is no access at all we will say so rather than fixing to plaster and hoping.

Then the electrical side: an existing point reused or a new one run, the fan earthed, and a means of isolation so the thing can be worked on safely later. Controls get sorted at the same time, which in practice means either commissioning the remote and pairing it, or running the cable for a wall control if that is the decision. Speed controllers are matched to the motor, because a controller made for an AC induction motor will not run a brushless DC fan and can damage the driver in it.

Balance is the last step and it is the one that determines whether you like the fan. A wobble is normally the mount or a blade set that is out, not a faulty motor, and it is far quicker to correct while the ladder is still up.

On replacements, it is worth a look at what is coming down. Two ceiling fan recalls have run in Australia recently: a Clipsal Caloundra sweep fan sold between November 2019 and May 2021 where the blades could crack and detach, and a Beacon Lighting Moonah where removing the light cover with the light on created a shock risk. Both were product defects rather than installation failures, but if your existing fan is from that window it is worth checking the model against the ACCC recall list before spending money on it.

In an apartment, check with the owners corporation before ordering. A fan inside your own lot is usually treated as a minor renovation, and a balcony fan fixed into a common property soffit is a different question entirely. Getting that agreed first is far easier than unwinding it, and the way strata work is usually handled is on our strata electrical page.

What has to be certified

Fitting a ceiling fan is electrical wiring work, so in New South Wales it has to be carried out by or under the supervision of a licensed electrician. That is the case whether the fan replaces an existing one or goes to a new position, and it is not affected by the fan arriving in a flat pack with instructions in it.

We lodge a Certificate of Compliance for Electrical Work within 7 days of testing, which since 1 July 2026 goes through the BCNSW eCert portal rather than a PDF form. Failing to supply one carries on the spot fines, and it is also the document that proves the work was done properly if you ever sell the house or make a claim.

Fans are covered by their own appliance safety standard, AS/NZS 60335.2.80, which is about how the fan is built rather than how it is installed. The installation side is the Wiring Rules for the electrical work, and the manufacturer's instructions for the mounting, the clearances and the mounting angle. Where a fan has to be fitted in a bathroom or over a bath, the damp situation rules in Section 6 of the Wiring Rules govern what is allowed where.

Can a ceiling fan go where my light is now?

The wiring usually can, the mount usually cannot. A ceiling rose is a connecting device for a light fitting, not a structural support, and neither it nor a plasterboard fixing will hold a rotating load. Australian fan manuals typically require the structure to support 35 to 45 kg with at least 30 mm of screw threaded into it, against a fan that weighs 4 to 9 kg. That margin is there because the load vibrates. So the job is to get a fixing into a joist, or install a batten or brace between joists, and then reuse the existing point for power.

What size fan does my room need?

AC or DC, and is the DC motor worth the extra?

For anything that runs a lot, usually yes. Comparing two current fans of almost identical sweep, the AC model draws 65 W at top speed and the DC model 19.5 W for effectively the same airflow, and the DC drops to about 2 W on its lowest speed. The Australian Government's YourHome puts the saving at about half, industry figures say up to 70 per cent, so somewhere in that range is honest. DC also gives you six to nine speeds instead of three, and it is quieter. The catch is that DC fans are remote controlled, which matters if you want a wall switch.

Will a ceiling fan make my downlights flicker?

It can, and it is a real measured effect rather than a complaint about nothing. Can I have wall switches instead of a remote?

Sometimes, and it depends on what is already in the ceiling. A typical Australian light point has one switch drop carrying one switched active, which is enough to turn a fan and light on together but not to control them separately. Independent switching needs a second switched active, which generally means a new cable run down the wall. A remote avoids that entirely, which is why remote fans dominate retrofits. Note also that a DC fan cannot run on a standard wall speed controller: those are made for AC induction motors and will not control a brushless DC motor. If a wall control matters to you, it has to be decided before the fan is bought.

Can I put a fan outside, and do I need a coastal model?

Outside, look at the IP rating rather than the marketing. Damp rated and wet rated are American terms with no legal meaning in Australia. A well sheltered alfresco generally wants IP44 as a minimum and an exposed position wants IP66. Manufacturers also ask for about 1.5 m from the blade tip to the edge of the roof, which rules out a lot of narrow pergolas. On corrosion, a harbour balcony and an ocean front balcony are not the same problem. Sheltered bay water is roughly a category less aggressive than breaking surf at the same distance, so harbourside North Shore often does not need the most expensive marine specification, while an ocean frontage does.
